Bain Capital, a leading global private investment firm, and Omnam Group, a Europe-based hospitality real estate developer and investor, have announced the sale of The Lake Como EDITION to Sansiri Capital, the hospitality trophy asset fund of Sansiri Public Company Limited, a prominent Thai real estate developer with over 40 years of experience. The transaction, expected to close in the coming weeks, completes the partners' transformation of the historic Lake Como property into a five-star EDITION hotel, part of Marriott International's EDITION Hotels portfolio. Financial terms were not disclosed.
The property, located on the shores of Cadenabbia opposite Bellagio and within an hour of Milan and Malpensa International Airport, was acquired by Bain Capital and Omnam Group in late 2021. After an extensive redevelopment beginning in April 2022, the hotel opened in March 2026, just six months ago. The partners reduced the room count from nearly 300 to 148 larger rooms and suites, added a new spa and wellness building, and enhanced the food and beverage and leisure offerings, including the property's distinctive floating pool and beach club.
This sale reflects a broader trend of international investor interest in distinctive, experience-led European hospitality assets. For Sansiri, the acquisition represents a strategic expansion into Europe's luxury hospitality sector through Sansiri Capital, strengthening its portfolio of trophy assets. Napat Thavisin, President of International Operations at Sansiri and Managing Director of Sansiri Capital, noted that the acquisition aligns with Sansiri's New S-Curve strategy, aiming to strengthen financial resilience and diversify risk across a global hospitality portfolio. He emphasized the focus on ultra-luxury trophy assets in gateway cities and high-demand leisure destinations, adding that Sansiri will continue to pursue similar investments worldwide.
For Bain Capital and Omnam Group, the transaction demonstrates the value created by combining real estate investment, development expertise, and leading hospitality partners to reposition complex assets. The Lake Como EDITION will continue to be operated by Marriott International, ensuring continuity for guests. This transaction highlights the appeal of European trophy assets to global investors and underscores the successful execution of a complex redevelopment strategy.
