Host Digital CEO Outlines RightScaled Data Center Strategy, $1.25 Billion Oklahoma Lease

Host Digital Inc. (NYSE American: HOST), a vertically integrated digital infrastructure company, has issued a shareholder letter from CEO Harmol Samra detailing its strategy to develop, own, and operate RightScaled data centers tailored for artificial intelligence (AI) and high-performance computing (HPC) workloads. The company is focusing on facilities with 20 to 100 megawatts of grid power, prioritizing sites with existing or near-term power infrastructure to accelerate development timelines. This approach addresses the critical need for scalable, power-efficient data centers as AI and HPC applications proliferate, driving demand for specialized infrastructure that can support intensive computational tasks.

The strategic emphasis on RightScaled sites is already yielding tangible results. Host Digital's first project in northeast Oklahoma features a 15-year, take-or-pay lease covering 55 megawatts of gross capacity and approximately $1.25 billion in contracted base-term rent, including 3% annual increases. The lease is expected to generate about $67 million in contracted first-year rent, and with customer renewal options, total rent could reach approximately $3.2 billion over 30 years if all options are exercised. The company is targeting delivery in the first quarter of 2027 and is currently finalizing project financing, design and buildout, and system testing. This project underscores Host Digital's ability to secure long-term, credit-enhanced contracts that provide stable revenue streams, a key differentiator in the competitive data center market.

Beyond the Oklahoma project, Host Digital's Sponsor has four additional sites in its pipeline, representing more than 450 megawatts of potential gross power capacity that could be delivered to tenants by the end of 2027. This pipeline signals significant growth potential and demonstrates the company's capacity to scale its operations to meet rising demand. By owning and controlling the real estate, power, and data center infrastructure at each site, Host Digital offers turnkey facilities where tenants can deploy their own compute infrastructure and model layers. This vertically integrated model not only differentiates Host Digital from competitors but also positions it to capture value across the data center lifecycle.

Host Digital's strategy is particularly relevant as AI and HPC workloads continue to expand, requiring robust, high-power infrastructure. The company's focus on sites with existing or near-term power access is a strategic advantage, as power availability is often a bottleneck in data center development. By shortening development timelines, Host Digital can bring capacity online faster, meeting the urgent needs of tenants. The Oklahoma lease, with its substantial contracted revenue, provides a strong foundation for future growth and validates the company's approach.

In addition to its data center operations, Host Digital, through wholly owned subsidiaries, operates a portfolio of 19 natural and organic grocery stores across six states under brands such as Ada’s Natural Market, Paradise Health & Nutrition, Mother Earth’s Storehouse, Greens Natural Foods, Ellwood Thompson’s, and GreenAcres Market. This diversified business model, following the merger with Healthy Choice Wellness Corp., provides additional stability and cash flow to support the company's data center expansion.
