Monkee's of Fair Oaks Ranch Brings National Designers to Texas Hill Country

A new boutique franchise leverages collective buying power to bring high-end contemporary brands like Farm Rio, Paige, and Aviator Nation to the Texas Hill Country, opening August 20.

Monkee's of Fair Oaks Ranch is set to open August 20 in the Lemon Creek Ranch development near Fair Oaks Ranch and Boerne, offering a curated selection of national contemporary designers that were previously only accessible via a 45-minute drive to San Antonio. Owner Kelli Hull, a franchisee of the North Carolina-based Monkee's collective, credits the group's buying power for making this possible.

'Because we're a franchise, the buying power that the collective franchisees have is fairly significant,' Hull said. 'It's amazing that someone like myself - my store's not even open yet - was able to walk into the Farm Rio showroom in Manhattan and buy for 2027. Without that buying power, none of this would be possible.'

Hull recently returned from New York City, where she selected inventory from major contemporary brands. The Monkee's franchise, which includes 70 locations nationwide, gives even a 1,200-square-foot boutique access to showrooms that would otherwise be out of reach.

The store will carry a mix of household names and emerging designers. Paige denim, described as a 'cult classic,' and FRAME anchor the denim and ready-to-wear offerings. Aviator Nation, the Malibu-based sweat-and-swimwear label, has already generated excitement among younger shoppers. Dresses and elevated pieces from Milly, Shoshanna, and Marie Oliver provide day-to-night options. Accessories and apparel from Krewe, Oncept, perfectwhitetee, and Pistola are complemented by Texas jeweler Christina Greene's artisanal craftsmanship.

'If you want to wear a basic top, a pair of denim and sneakers during the day, but then you have an event in the evening and you need to put on a cocktail dress, we're your one-stop shop to do all of that,' Hull said.

Beyond recognizable labels, the boutique will feature undiscovered brands at various price points. 'You're probably going to come in for Paige, which is kind of a cult classic,' Hull said. 'But I have a feeling you're going to discover other brands as well that you've never heard of - and I think you're going to love them just as much.'

Hull's curation process includes previews from sales representatives, such as a recent visit from a Dallas rep who brought racks of clothing to her home. The franchise's collective buying helps temper emotional purchasing decisions with data-driven insights, ensuring a balanced assortment that appeals to a wide age range.

'In fashion, we get emotional about it - I have this feeling, and it's so beautiful, and I love it, and maybe the data doesn't support that,' Hull said. 'To have a buyer say, 'That's good - let's tiptoe into the water on this brand, make some safe bets, and if everybody loves it, we can get more,' has been phenomenal.'

Monkee's of Fair Oaks Ranch is store #8 in Texas and #70 nationwide. The grand opening is scheduled for 10 a.m. on August 20, 2026.
