Why New-Home Shoppers Become Buyers: Insights from WPG Homeowners

Woodbridge Pacific Group (WPG) has identified the key motivators that transform new-home shoppers into buyers, based on feedback from recent homeowners. According to WPG President Todd Cunningham, peace of mind is as important as value. “We build high-quality homes in high-quality neighborhoods. We also keep the process as smooth as possible and pay attention to variables our buyers need to address before they make the new-home investment,” he said.

Testimonials from buyers across WPG communities—from Bakersfield to Palm Desert—reveal common themes: need for space, desire for a fresh design, and confidence in the builder. A Bakersfield family, who needed more room for growing children, said, “Everything we wanted in a home, neighborhood and community was right here. Our research showed a quality company with a solid reputation.” Their experience underscores the importance of thorough research and trust in the builder.

Empty nesters relocating to La Quinta emphasized the appeal of downsizing without sacrificing quality. “It's the house people like us are looking for today. It's a generous but manageable size, has a fresh, clean-lined look and really great guest spaces,” said the wife. Her husband added, “We have lived in Connecticut, Miami, Boston, Texas, Colorado and more, and this is the best move we've made.” The couple, who had built custom homes before, found the architectural detail at Monterra surpassed their expectations.

In Idaho, a couple praised WPG's commitment to quality and communication. “The site is super clean, which tells you there is pride in what they do. The communication with our agent was steady and smooth—with this company, someone actually calls back!” They also noted that WPG’s responsiveness continued after closing, despite having already received payment.

Another Idaho couple, after 38 years in their family home, sought a single-story home near their children. They discovered Bald Eagle Point on a website and, despite the home not being built, made a leap of faith. “Our agent did a lot of research, and WPG got good marks. We also saw one of their homes being framed and one nearly completed, and both looked good.”

In Palm Desert, a single professional valued the layout and location of his Nova home. “I liked this layout, and the size of my yard is just right—large enough to enjoy but not too big to manage. I finally found a place that I truly love.” A couple from the Bay Area praised the walkable environment and proximity to amenities, with the husband noting that his 87-year-old father lives just down the street.

Buyers also highlighted the financial benefits of a new home. “Buying a brand-new home saves you money. Everything is new, so you aren't buying a home and then spending thousands of dollars to make fixes and updates,” said one homeowner. The availability of auxiliary dwelling units (ADUs) and casitas was a draw for many, providing rental income or space for aging parents.

Personalization options through WPG’s Design Center allowed buyers to tailor their homes. A wife remarked, “We loved the choices we had, and the help we received as we considered the choices.”

Community amenities also play a role. At Bald Eagle Point, residents enjoy a pool, pickleball court, and fire pits at The Perch. In Bakersfield, the Belcourt Center Club offers resort-style amenities. University Park’s The Grove features multiple pools and fitness facilities.

WPG’s preferred lender, U.S. Bank, provides expert financing assistance. Jeff Weirsma and his team help buyers understand their options. One buyer said, “Jeff Wiersma of U.S. Bank and his team were terrific, every step of the way. Everything about choosing my home, buying it and moving in was smooth.”
