The work, finished in May 2026, covered approximately 10,075 square feet and included targeted repairs to two sunken areas before the full overlay.
The project underscores a critical aspect of pavement maintenance: why a parking lot sinks in one spot. A drop in an isolated area typically indicates a problem beneath the surface, not on it. At Summit Title Services, two areas of pavement had visibly dropped before the rest of the lot was resurfaced, each roughly four feet by three feet. Water is the common culprit, seeping into the base through joints and cracks, reducing its load-bearing capacity, and then freezing and thawing cycles lift and drop the saturated material throughout winter.
Repairing these areas before the overlay was essential. Laying new asphalt over an already settled area covers the problem without addressing its cause, and the same spot often sinks again. Young's saw-cut and removed the damaged asphalt at both locations and paved the repaired areas with three inches of new asphalt before the surrounding lot received its overlay. This approach ensures the repairs are durable and the new surface will last.
The remainder of the lot received a full overlay, which included cleaning and preparation, transitional milling at lock-in points, a tack coat, a base layer, and a two-inch wearing course. Transitional milling grinds down existing pavement where new asphalt meets it, allowing the new surface to tie into the old without a raised lip. The wearing course, the top layer exposed to traffic and weather, sits on the base layer, and both are laid together as part of the same paving process.
